Most “agents” in Cambodia work for the seller or the developer, and are paid out of the sale — which means their job is to close you, not to protect you. A genuine buyer’s agent flips that: they represent the purchaser, are paid by the purchaser, and have no stake in any particular property selling.
The value is sharpest on a significant purchase, a landed/structured deal, or when you are buying remotely and can’t walk the building yourself. For a straightforward, well-titled condo you are comfortable vetting with a lawyer, the added fee may not pay for itself — be honest with yourself about which situation you’re in.
