  • Scale escalation: completed towers were 17–30 storeys; the pipeline is 45–50 storeys. Each generation is a bigger bet than the one the track record actually proves.
  • Investor-grade product: $40–65k one-bedrooms sell to yield-chasing foreign buyers, a demand pool that evaporates fastest in downturns — both a resale-liquidity and a developer-cashflow risk.
  • The Sihanoukville entry (TS10, Otres) takes a Phnom Penh-proven formula into the market with Cambodia's worst completion history.
  • On-time-delivery reputation is largely self-reported and agent-repeated; we found no independent audit of handover dates vs promises.

The full dossier

MegaKim World Corp is the most prolific pure-condo builder in this directory: a Taiwanese developer that has worked a single formula — mid-market towers in prime Phnom Penh districts under the Time Square brand — since 2011 [S-011] [S-077]. The formula has demonstrably worked four times. The question a buyer must answer is whether it works five more times at once, at fifty storeys, in two cities. Citations are marked [S-NNN]; the source list is at the end.

Who they are

MegaKim has developed in Cambodia since 2011 and markets itself on having “earned the trust of thousands of buyers by delivering every project on time and as promised” [S-077]. Agencies repeat the framing — “a strong track record of seven successful projects” [S-078] — though we have found no independent audit of promised-versus-actual handover dates, so treat the on-time part as self-reported. What is independently visible is the buildings themselves.

The delivery record

The completed series stands in the city’s most liquid districts [S-077]:

  • Time Square 1 — BKK1, 17 storeys, 78 units; the original.
  • Time Square 2 — Toul Kork, 30 storeys, finished 2021.
  • Time Square 3 — Toul Kork, 25 storeys, completed 2023.
  • Time Square 5 (306) — BKK1, 45 storeys, completed 2025.

Two of those completions landed in the hardest stretch of the modern market — the COVID and post-boom years that stalled hundreds of towers elsewhere. That is the strongest single fact in MegaKim’s favour, and it is not a marketing claim.

The pipeline — where the risk lives

The current book is far bigger than anything the record proves: Time Square 6 (48 storeys, BKK1, stated 2028), 7 (Toul Kork), 8 (50 storeys, ~700 units, Russian Market, stated Q4 2028) under construction, 9 and 11 in pre-launch sales, and 10 now under construction at Otres Beach in Sihanoukville after a December 2025 ground-breaking [S-077] [S-078]. Three things about it deserve a clear eye:

  • Simultaneity. Five-plus projects at once means pre-sale proceeds across the book are doing the funding work. If sales slow market-wide, every tower competes with its siblings for the cash to finish.
  • Height escalation. The delivered record tops out at 45 storeys completed in 2025; most of the pipeline is 48–50. Taller towers are longer, costlier builds with later break-even — the record is encouraging but not yet proof at this scale.
  • Price point. One-bedrooms from roughly $40,000 [S-078] sell almost entirely to yield-seeking foreign investors. That pool is the first to vanish in a downturn, which is precisely when an off-plan buyer needs the developer’s sales to hold up.

The Sihanoukville entry deserves its own sentence: Otres is a new market for MegaKim, carrying the coastal market’s well-documented completion history, and the Phnom Penh record does not transfer to it automatically.

The bottom line

MegaKim is a genuine, repeat-delivery developer — better evidenced than most of the off-plan market, with completions through the cycle’s worst years. The score stops in the mid-60s because the current pipeline is a materially bigger, more simultaneous, more leveraged-to-pre-sales bet than the one the record validates. A buyer in a completed Time Square tower is in a known quantity; a buyer off-plan in the 2028 generation should apply the full off-plan playbook — payment-schedule scrutiny, completion-risk pricing, and no reliance on the on-time slogan — and anyone considering TS10 should read our Sihanoukville research first.
