MIRAKU Capital & Development is the newest name in this directory and the one with the least to verify: a Japanese-Cambodian joint venture whose entire Cambodian record is a single announced project — G.A.T.O Tower, a planned 67-storey, roughly 297-metre, $100 million condominium-and-hotel on a prime BKK1 corner, with construction stated for Q2 2026 and completion in Q4 2030 [S-115]. Who they are

MIRAKU describes itself as a collaboration between an experienced Japanese investor side — chaired by Nagato Daiko, with claimed investment experience across Japan, the US, the Middle East, and Malaysia — and a Cambodian side led by founder and CEO Reasey Nhim, founder of WH Living & Properties, which is credited with prior residential, hotel, and apartment work in Phnom Penh [S-012] [S-115]. Named principals on both sides is genuinely better than the anonymous promoter pattern. But note what all of that is: self-description. We have not been able to independently verify either partner’s prior delivery record, and MIRAKU itself has completed nothing in Cambodia.

One detail already moved between the September 2025 launch coverage and the current marketing: the tower grew from 65 to 67 storeys [S-115]. Trivial on its own; worth remembering as a baseline for whether future spec changes go noticed.

How to read the risks

This profile is shorter than the others in the directory for an honest reason: there is almost nothing to assess yet. What can be said:

  • The bet is unhedged. A first-time developer attempting a supertall on a 54-month build, funded substantially by pre-sale instalments, in a premium segment that already trades 15–20 percent below its 2019 peak — every off-plan risk in our vetting guide applies simultaneously, and there is no delivery history to discount any of them.
  • The checks that matter are all still ahead: the MEF housing-development licence (with its 2 percent NBC capital deposit), the construction permits, the title under the project, the funding structure beyond pre-sales, and — above all — visible, sustained construction progress after Q2 2026. Announcement-to-groundbreaking is exactly the gap where Cambodian megaprojects have historically stalled.
  • The counter-case is real too: named principals, a marquee architect, and a prime freehold corner are not the profile of a fly-by-night operation. Serious people attempt ambitious things. The point is not that G.A.T.O fails — it is that a buyer today is being asked to fund the proof.

The bottom line

MIRAKU Capital is unscoreable by this directory’s standards: no completions, no track record, one announced tower of exceptional ambition. For a buyer, the practical translation is simple — treat G.A.T.O Tower as the maximum-caution end of off-plan: if the project and its terms appeal, watch for the licence, the permits, and actual construction milestones before committing instalments, size any early commitment as risk capital, and re-read off-plan vs resale first.
